General Statement Of Duties

Performs standard performance, semi-skilled trades work in a variety of trades areas for the construction, maintenance, and repair of the Ralph L. Carr Judicial Center, the associated 1255 Lincoln Parking Garage and equipment.  Responsible for performing all duties and tasks pertaining to setting up conference rooms for usage and meeting special event needs.

Distinguishing Factors

This classification is distinguished by the focus on construction, maintenance and repair duties for the Ralph L. Carr Judicial Center. This classification is distinguished form the Building Engineer II by the focus on entry level work not requiring certification or licensure. This classification reports to Chief Building Engineer and Assistant Chief Building Engineer.

Essential Functions Of the Position

Responsibilities of this position require performing the set-up and break-down of building equipment and all other items required for events.  Performs semi-skilled, unlicensed trades work on a regular basis in multiple trades areas including welding, carpentry, finish work, locksmith, glazing, tool machinery, masonry, mechanical maintenance, minor electrical, minor plumbing, minor heating and ventilating, minor refrigeration and air conditioning, and painting, etc.

Assists in coordinating and works with building staff and contract personnel on supported facility events and important meetings including scheduling, organization, preparation, set-up, function, break-down, clean-up and liaison with clients, tenants, vendors and management.

Coordinates with tenants and/or clients on event and meeting requirements including table arrangements, number and nature of support personnel and equipment needed.  Accommodates and makes any last-minute adjustments or arrangements in room or equipment set-up at request of tenant and/or client.

Coordinates with building IT personnel to arrange tenant and/or client AV and IT needs.  Helps with set-up and troubleshooting of said equipment.

Ensures set-up of chairs, tables, stages or other equipment is in accordance with tenant and/or client’s requirements and in compliance with applicable safety, fire, health and building codes.  Maintains inventory of all building meeting and event furniture and equipment.

In coordination with management, helps resolve issues from tenants, clients, vendors or the public in accordance with established policies and procedures.

Assembles, installs, repairs and/or fabricates furnishings and equipment.  Engages vendors when necessary, in coordination with Management.

May be asked to provide input, retrieve and/or update event set-up information and/or help produce event or meeting reports.

Assists in the construction, maintenance and repair of a variety of machinery, equipment, and facility systems and structures.

Assists in the replacement of filters in HVAC equipment.

Performs maintenance, repair, and replacement of broken parts, such as toilets, faucets, door hardware, registers and radiators, electronics and hydraulics.

Replaces lamps and cleans light fixtures; replaces fire extinguishers.

Installs and repairs flooring, floor maintenance equipment, ceiling tile, window glass, blinds, insulation, dispensers, office furniture and related equipment.

Performs maintenance painting in equipment rooms, cooling tower and other building areas and miscellaneous repair work requiring the limited use of hand tools.

Cleans, adjusts, and lubricates engines, pumps, and compressors; and, replaces belts and filters.

May inspect facilities and equipment to identify construction, maintenance and repair needs including estimating materials, labor, time and cost of repairs.

Performs general clean-up of equipment in engine room and shop, mechanical spaces and perimeter inductions units.

Assists team in prioritizing Work Orders, handling of urgent request, responding to tenant and/or client calls and completion of any/all assigned preventative maintenance work with direction from Supervisor.

Helps ensure all building and maintenance policies, procedures, SOPs, codes and regulations are followed and enforced.

May operate and maintain lightweight vehicles and equipment.  May utilize a computer for diagnosing system problems.

Troubleshoots, diagnoses, analyzes, and identifies system malfunctions to determine the source and cause of the problems and make recommendations for solvency.

May prepare and maintain irrigation and sprinkler systems for seasonal use.

Learns to operate and maintain various systems and mechanical applications.

Adheres to and observes all common safety practices, operating procedures, codes and regulations.

Attends meetings and training as required.

May participate in snow removal duties as assigned.

May be required to be on-call to address emergent needs.

Performs other related duties as assigned or requested.

Supervisor Responsibilities

No supervisory responsibility.  Responsibility for one’s own work product and work within a unit performing similar functions.  May provide assistance or explain work instructions to co-workers.

Minimum Education

Graduation from high school or equivalent and two years of experience as a skilled trades helper or semi-skilled laborer performing a variety of duties requiring construction, mechanical, or facility maintenance skills. A valid driver's license with appropriate endorsements must be attained by the end of one year of service. Additional years of related experience may be substituted for the required education on a year-for-year basis.  Licenses must be kept current as a condition of employment.

Physical Demands

While performing the duties of this job, the employee is regularly required to sit, stand, walk for long periods of time, talk, and hear. The employee is occasionally required to use agility and to use hands and arms for repetitive motions.  The employee frequently is required to reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl, exercise eye/hand/foot coordination, including use of stairs and ladders.  The employee must be able to feel through touch, exercise fine dexterity, regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 65 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment

While performing the duties of this job, the employee is exposed to hazards including adverse atmospheric, weather, wet and/or humid conditions, temperature changes, bodily fluids, bio-wastes, risk of blood-borne diseases, electrical/mechanical/power equipment, moving mechanical parts, driving, radiant energy, gases—including those that are flammable or explosive, vibrations and strain on the body, frequent contact with water, liquid, chemicals, or sanitary sewage, and confined, uncomfortable or awkward locations.  The noise level in the work environment is usually moderate to loud.  This position is subject to varying and unpredictable situations; may handle emergency or crisis situations; is subject to many interruptions; may handle multiple calls and inquiries simultaneously; and may occasionally handle absentee replacement on short notice.
